Reservation and Cancellation Policies
For all three of our properties: Advance reservations are highly recommended. Individual reservations are confirmed by charging your credit card a deposit equal to the first night’s room rate (plus applicable taxes) for each room booked. We accept American Express, Discover, MasterCard, and Visa.
If you are redeeming a School House Bed & Breakfast gift certificate, please provide the certificate number in the “Special Accommodations” box on the online form OR call us to book so we can apply it to your deposit before any credit card charges. Balances for additional nights will be collected upon your arrival.
Some holiday, peak season, and special event weekends require a two-night minimum stay as indicated on our availability calendar. Posted rates are subject to change without notice.
School House Inn and Dormitory House cancellations:
If a reservation is canceled at least 10 days in advance of the scheduled arrival date, you have the following 2 options:
1)We will charge a $25 cancellation fee per room and refund the balance of your deposit.
2)If you prefer, your full deposit will be converted to a cancellation certificate you can apply to a future stay during the next 12 months.
Please tell us which option you want when you cancel.
When a cancellation is made nine days or less in advance of your arrival date, you are responsible for the entire cost of your canceled reservation unless your room(s) rebook for your canceled dates.
If your room nights rebook for your canceled dates, you have the following 2 options:
1)We will charge a $25 cancellation fee per room and refund the balance of your deposit.
2)If you prefer, your full deposit will be converted to a cancellation certificate you can apply to a future stay during the next 12 months.
Please tell us which option you want when you cancel.
Failure to cancel your reservation (no shows) will result in charges for all nights of your reserved stay.
Cancellation requests are always confirmed by the innkeeper via e-mail or phone.
Clark Street Lodge cancellations:
If your reservation is canceled at least 30 days in advance of your arrival date, your reservation deposit, less a $25 cancellation fee per unit, will be refunded, OR if you prefer, your full deposit will be converted to a cancellation certificate you can apply to a future stay during the next 12 months.
When a cancellation is made 29 days or less in advance of your arrival date, you will be charged for the entire cost of the reserved night(s) unless we are able to re-book the unit for all nights reserved. If the unit is rebooked, your reservation deposit, less a $25 cancellation fee per unit, will be refunded, OR if you prefer, your full deposit will be converted to a cancellation certificate you can apply to a future stay during the next 12 months.
Failure to cancel your reservation will result in charges for all nights of your reserved stay. Cancellation requests are always confirmed by the innkeeper via e-mail or phone.
Group Reservations & Cancellations
Group reservations at the School House Bed & Breakfast (more than three rooms OR more than 6 room nights booked together) require a 50% non-refundable advance deposit, with the balance collected at check-in. If the entire reservation is canceled with at least 30 days’ notice, there are no additional charges. If the cancellation is made with less than 30 days’ notice, the entire balance due for the stay will be charged.
We recommend you purchase vacation trip insurance through Travel Guard or a similar company of your choice if you do not want to accept the risk of incurring cancellation charges due to personal or family emergencies, etc.
Checking In:
The School House Bed & Breakfast: As an owner-operated B&B, we do not have staff to man a full-time front desk like a larger hotel. Therefore, the B&B is closed during the afternoon while we are cleaning, doing maintenance, running errands, etc. for all 3 of our properties. We offer the following check-in options for our School House Inn guests:
- Personal check-in and orientation between 4 pm and 6 pm. Innkeepers are available to greet you, answer questions, assist with luggage, etc. during this time. However, on days when we have light occupancy, we may opt to set you up for the self-check-in procedure just like the late check-in described in your confirmation letter.
- Early self-check-in between 2 pm – 4 pm can be made available for an additional fee ($25) if pre-arranged at least one day in advance. You can also order the “Early Self Check-in” option by adding it to your online reservation. If you find you need an early arrival and didn’t order it at the time of your reservation, please call us at least one day before your arrival date so we can add it to your reservation and set it up for your early arrival.
- Late self-check-in is always available after 6 pm for your convenience when your schedule does allow you to arrive earlier. If you plan to arrive after 6 pm, please indicate your estimated arrival time on the reservation form. The late check-in procedure will be described in your confirmation letter.
Dormitory House and Clark Street Lodge guests use a self-check-in procedure starting at 4 p.m. The arrival letter will be posted in the black mailbox next to the entry door at each property.
You can also order an “Early Self Check-in” option starting at 2 pm on Sundays through Fridays for an additional fee by adding it to your online reservation. If you find you need an early arrival and didn’t order it at the time of your reservation, please call us at least one day before your arrival date so we can add it to your reservation and set it up for your early arrival.
Checking Out: Check-out is by 11 am for all guests.
Children and Pets: Children (including infants) less than 14 years of age may not stay in the B&B; however, children of any age may stay in the Dormitory House or Clark Street Lodge. Each child over 2 years old counts towards the maximum occupancy of the Dormitory rooms or Clark Street Lodge units. Guests are not allowed to bring pets; only ADA-recognized service animals are allowed. However, boarding kennels are available in nearby Columbia.
